After every major storm, Loudoun County driveways fill with out-of-state trucks. Some are fine; many are not. Here's the checklist local homeowners should run before signing anything.
The 8-point vetting checklist
- Verify the Virginia license class. A Class A license is the state's highest contractor classification, no project size limits, the strictest financial and experience requirements. Look the number up on the DPOR website. (LPS Exteriors: Class A, #2705166394.)
- Demand proof of insurance. Liability and workers' comp. If a crew member is hurt on your roof and the contractor is uninsured, the claim can land on your homeowners policy.
- Check the physical address. A real local office, not a P.O. box, means they'll exist when a warranty issue appears. Our office is at 39 Fort Evans Rd NE in Leesburg.
- Read recent reviews, and read them closely. Look for named employees, specific projects, and how the company handles problems. LPS holds a 5.0-star Google rating with reviewers repeatedly naming Doug, Taylor, Kenny, and Noe for responsiveness.
- Ask about the workmanship warranty. Manufacturer warranties cover materials; only a workmanship warranty covers the installation. LPS backs every project for 1 year of workmanship, on top of manufacturer coverage.
- Get the scope in writing. Underlayment type, ice-and-water shield locations, flashing replacement, ventilation plan, plywood pricing, permits, and cleanup. Vague one-page quotes hide corner-cutting.
- Be wary of door-knockers and deposit pressure. "Sign today only" pricing and large up-front cash deposits are the two loudest red flags in this industry.
- Prefer local and established. Family-owned, community-invested companies answer the phone in year five. LPS is Loudoun-owned, Best of Loudoun 2022–2025, and runs a charity that gives a special-needs child a free bedroom makeover every month.
